1. Introduction
These Terms and Conditions (“Terms”) govern your use of the BE1 Property Services Ltd website (“the Site”) and the services we provide. By using the Site or engaging our services, you agree to be bound by these Terms.

2. Services
We provide property maintenance, repair and installation services including (but not limited to) drainage, plumbing, heating, electrical, carpentry, painting & decorating, roofing, cleaning and insurance & subsidence.
All work is carried out by qualified, insured professionals in accordance with relevant industry standards and regulations.
3. Quotes & Pricing
- All quotes are free and provided without obligation.
- Quotes are valid for 30 days from the date of issue unless stated otherwise.
- Final pricing may vary if the scope of work changes after the initial assessment.
- Emergency call-out fees may apply and will be communicated before work begins.
4. Bookings & Cancellations
Bookings are confirmed once we have agreed the scope of work and a date with you. If you need to cancel or reschedule, please give us at least 24 hours' notice. We reserve the right to charge for wasted time if a booking is cancelled without reasonable notice.
5. Payment
- Payment is due on completion of work unless alternative terms have been agreed in writing.
- For larger projects, we may require staged payments as milestones are reached.
- We accept bank transfer and other common payment methods.
- Late payments may incur interest in accordance with the Late Payment of Commercial Debts Act 1998.
6. Warranties & Guarantees
We stand behind our workmanship. All labour carried out by BE1 Property Services is guaranteed for a period of 12 months from the date of completion, unless otherwise stated. This does not affect any manufacturer warranties on products or materials installed.
If you experience any issues with work we have completed, please contact us promptly and we will arrange to inspect and rectify the problem at no additional cost where the issue is covered by our guarantee.
7. Liability
BE1 Property Services Ltd carries full public liability insurance. Our liability for any claim arising from our services shall be limited to the value of the work carried out, or the limits of our insurance policy, whichever is greater.
We shall not be liable for any indirect, consequential or special losses arising from our services except where such exclusion is prohibited by law.
8. Access & Site Conditions
You agree to provide safe and reasonable access to the property for our engineers to carry out the agreed work. If access is restricted or site conditions differ materially from what was described, we may need to revise the quotation or reschedule.
